As an Airbnb host, you provide a great stay for your guests. However, using your home as an Airbnb affects those around you, so don’t overlook being considerate to them. Here are five tips for maintaining good relations with your neighbors.
- Complying with your homeowners association’s rules on short-term rentals is not just a suggestion, it’s a necessity. Many HOAs have strict policies that prohibit owners from engaging in such activities. Ignoring these rules can lead to conflicts, fines and a tarnished reputation among your neighbors. It’s crucial to respect and follow these rules.
- Understanding and conforming to your city’s regulations also is a must. Some cities have specific rules and may require registration, fees or taxes on short-term rentals. You must know and adhere to the law to avoid any potential legal issues.
- Be aware of what goes on at your property. If you don’t live on the property, guests can misbehave. Post clear rules about keeping down the noise, ensuring no parties are allowed and parking only where allowed. Install security cameras that you can monitor via a phone app. (Remember you are legally required to post notices on your property of the presence of cameras.) Don’t let your rental become a party house. Nothing will alienate your neighbors more.
- Host only as many guests as your driveway or designated parking area can accommodate. If you want to host guests in three bedrooms but your driveway holds only two cars, counting yours, the spillover will affect navigation and parking on the street for your neighbors. Don’t cause your street to be jammed with cars. Some HOAs don’t allow street parking.
- Ensuring the upkeep of your property is essential. Neglecting landscape maintenance, allowing trash to accumulate or failing to dispose of clutter that guests leave behind can create a negative impression. Maintaining a clean and well-kept property is important to uphold your reputation as a responsible host and thoughtful neighbor.
No rental income will be worth the loss of friendly relations with your neighbors and potential fines for not being a good host and neighborhood resident.
